Building a Porch

Porches come in all styles, shapes and sizes, the most successful porches naturally flow from inside the home to outside. The many styles of porches include a canopy, enclosing a recessed front door or an enclosed porch.

A canopy porch is mounted above a door, ideal if your house opens out onto the street. Older buildings with existing canopies often suffer with waterproofing issues which may require improving damp proofing. Enclosing a recessed front door and enclosed porches offer two additional benefits, adding security and insulation for your property.

A more traditional porch can enhance your property and range from a small area to a wraparound, where the porch runs along the front of a house and continues along one or both sides of the house. Porches require planning permission if:

  • The ground floor area (measured externally) would exceed 3 metres.
  • The height (from ground level, measured in the same way as extensions) would exceed 3 metres.
  • Any part of the porch is within 2 metres of the highway (this includes footpaths) and a dwelling house boundary.
  • You plan to include a toilet, fuel store or ventilation.

The rules apply to any external door to the dwellinghouse, excluding flats, masionettes or other buildings.
