Builders in Bath
Secure doors and windows, off-road parking and a garden are among the top features of a property which are most highly valued by homeowners, according to a survey in Bath Chronicle (www.bathchronicle.co.uk/20-features-sell-home/story-29013643-detail/story.html).
While not every house will have every item on this list, a little property development can go a long way to making your house a more desirable place to live, adding curb appeal and a more valuable property to sell.
However, as builders in Bath, Young Property Development, can assist whether you’re looking to improve your existing house or completely develop your property you need to understand the limitations of your Property Development Rights.
General Development Planning Orders (GDPOs) give implied planning consent to carry out certain types of development.
Allowed Home Improvements:
- Build a porch
- Carry out internal alterations
- Loft conversions
- Install solar panels
- Add rooflights or dormer windows
- Install new doors or windows
- Extend the back of your house
While the above are all allowed under GDPOs there are various constraints specified in the regulations, so be sure to check carefully.
Building a PorchA porch can improve the aesthetics and value of a property, being both functional and attractive.
Porches come in all styles, shapes and sizes, the most successful porches naturally flow from inside the home to outside. The many styles of porches include a canopy, enclosing a recessed front door or an enclosed porch.
A canopy porch is mounted above a door, ideal if your house opens out onto the street. Older buildings with existing canopies often suffer with waterproofing issues which may require improving damp proofing. If you are considering a new canopy, carefully judge the period of house and existing nearby properties.
Enclosing a recessed front door and enclosed porches offer two additional benefits, adding security and insulation for your property.
A more traditional porch can enhance your property and range from a small area to a wraparound, where the porch runs along the front of a house and continues along one or both sides of the house. Porches require planning permission if:
- The ground floor area (measured externally) would exceed 3 metres.
- The height (from ground level, measured in the same way as extensions) would exceed 3 metres.
- Any part of the porch is within 2 metres of the highway (this includes footpaths) and a dwelling house boundary.
- You plan to include a toilet, fuel store or ventilation.
The rules apply to any external door to the dwellinghouse, excluding flats, masionettes or other buildings.
